HVAC/Lobby Sliding Door/Roofing Projects 11/13/2023

Dear South Hampton Homeowner,
Beginning Monday, November 13, 2023, a crane will be onsite to begin loading roofing materials and to remove the old rooftop AC unit and lift the new AC unit. A large section of the North parking lot will be blocked off for the crane. Four Of A Kind will begin blocking off spaces this Thursday through Sunday to be sure we have a safe work zone for the crane Monday morning. The crane is expected to be in the parking lot Monday and possibly Tuesday. The AC unit installation will be completed mid to late next week. The roof work is scheduled to start Monday, November 20th. Baker Roofing will be working Monday through Saturday and are expecting the project to last about 4 weeks. The 1st week of work is Thanksgiving week and Baker Roofing will only be working Monday through Wednesday of this week. At the end of the project, the crane will return to off load all the old roofing materials. We will send out another notice on the return of the crane when we are closer to the date.
We will also have our front lobby automatic sliding door replaced on November 16th. During the installation, the lobby will only be accessible through the front stairwell door, the sliding door to the Embassy bridge and the interior door from the 1st floor corridor.

A little problem with the sliding door so it has been rescheduled for Monday & Tuesday next week.
Couple minor problems with the roof but are being handled. The last roof project years ago, the area was never cleaned up from garbage, conduit, electrical etc so the engineer had it cleaned up so they can proceed with the roof, that is done now. The permit for the last roof project was never closed out so someone from the county had to come and inspect the roof to close out the old permit so a new permit can be issued. That was done days ago so waiting on the new permit.
The trucking company that brought in the crane had a problem so the contractor had to order another crane which came today and that $4,000.00 cost is on them.

The HVAC on the roof should be done today or tomorrow. Not much to update about the roof and lobby sliding door.

When the company came yesterday to install the new door they saw that under the door threshold was not prepped correctly to hold the door when it was replaced years ago so more prep work needed to be done by filling it in with concrete so the door has a stable place to sit on. Tom & Aaron from FOAK worked on it last night so hopefully the door can be installed today.

Roof/AC Unit/Lobby Sliding Door Project Updates
1. Roof
a) All materials were successfully loaded on the roof the week of November 13th
b) Due to some weather and the Holidays, the major work didn’t start until November 27th. Good progress is being made and the crew should be to the middle of the roof by the end of this week
c) We are hoping to have the roof completed by the end of the week of December 11th. Weather conditions could push this out to the week of December 18th
2. 10-Ton Rooftop AC Unit
a) The old rooftop unit was removed from the roof and new unit set in place on November 13th
b) All electrical work and commissioning was done the week of November 20th. Unit is fully operational
3. Main Lobby Automatic Sliding Door
a) Dormakaba replaced the automatic sliding door the week of November 20th
b) We have some ceiling and wall work to do around the new door
4. Cooling Tower Electrical
a) The cooling tower had a major electrical failure in late spring and temporary wiring was done to get us through the hot summer months
b) The permanent repair will be conducted November 30th. The repair will consist of new motor starters, new disconnects, new wiring trough, and new wires between the main power disconnect and the devices listed
Tom will be managing the lobby door, air conditioner and new roof projects to avoid paying a management or maintenance company out of our HOA dues.
