April Building Work Update PHOTOS
- Dryer Vent Cleaning
- Floors 5, 6, 7, and 8 were completed on 4/10
- Floors 1, 2, 3, and 4 will be cleaned Monday, 4/22. We will also go back to units that we did not have access to during the first round of cleaning
- Driveway work under canopy by front lobby is progressing as scheduled. We are 6 working days into the project. All demo is done and base fill is almost complete. Pavers will start to be installed the week of 4/21. The contractor will start the paver installation on the parking lot side first so we get access to the front stairwell door without having to climb the stairs.
- The roofing company has completed the follow up items
- Interior pest control was completed on 4/11
- All homeowners on the voluntary HVAC cleaning/servicing program had their units serviced on 4/17 and 4/18. We had several more homeowners sign up. We are now up to 45 owners on the program with a total of 79 HVAC units being serviced
- All HOA HVAC units have been serviced
- Concrete in garage elevator lobby and the floors in the garage around this lobby were pumped up on 4/18. Some areas were lifted back to original level and others were lifted as much as possible without causing further damage and concrete breakage. The worst location is in the southeast corner of the garage elevator lobby. Even though we couldn’t lift it back to original level, all voids under the concrete are filled and supporting the concrete. Once the front driveway is completed, we will need to relevel this floor and put a top coating in it. We will inform all owners when this will be done as this elevator will not be able to go down to the garage level for a couple of days. This will probably be in mid-May.
- Cooling tower annual pumps and boiler service is complete. The cooling tower fan motor delivery is delayed and expected to be he in 2 weeks. Once the motor arrives the fan motor will be replaced and the gas line to the boiler will be replaced.

- Thursday 4/11 – Interior pest control of all units Complete
- Tuesday/Wednesday 4/16 & 17 – HVAC units serviced for owners on the voluntary program. Complete
- Wednesday/Thursday 4/17 &18 – Concrete repairs in garage elevator lobby and garage floors around the elevator lobby (Floor Tile Has Been Removed at No Cost) Complete
- Thursday 4/18 – All HOA HVAC units serviced Complete
- Friday 4/19 – Cooling tower motor replacement, annual pump servicing, gas line to furnace repair
- The pool gate locked is being fixed also Complete
Any owner wanting to get on the voluntary HVAC servicing program can still do so by reaching out to First Service Residential. It’s not too late to sign up.
We know the driveway closure for 3 weeks will be an inconvenience and we will do our best to help everyone getting in and out of our building during this time.

South Hampton Owners,
Below is a list of important dates and information. Please take time to familiarize yourself with these upcoming events.
Pool – We are replacing some broken tiles around the pool, replacing some caulking on the pool deck and repainting the pool deck. Furniture will be moved onto the pool deck this Friday and the pool will be open Saturday, March 23rd. Please make sure you share this pool gate code with your rental management company & guests that was sent out from First Choice.
Main Lobby Driveway – The lobby driveway that is under the canopy will be replaced starting April 1st. The driveway will be closed for approximately 3-4 weeks. The single door by the front stairwell will be open for use, but the main sliding door will be closed during construction. Owners and Guests that need to use luggage carts will need toe use the back elevator in the garage.
Pest Control – The pest control company is treating our building on the 2nd Thursday of every month. Currently they treat all units one month and the exterior of the building the next month. Starting in May, we are switching the treatment to the below schedule for the remainder of 2024:
April – Interior all units
May – Interior units on floors 1 – 8 and building exterior
June – Interior units on floors 9 -16
July – Interior units on floors 1 – 8 and building exterior
August – Interior units on floors 9 -16
September – Interior units on floors 1 – 8 and building exterior
October – Interior units on floors 9 -16
November – Interior units on floors 1 – 8 and building exterior
December – Interior units on floors 9 -16
HVAC Voluntary Service/Cleaning Program – Our HVAC company will be on-site in April to service and clean the owner’s units that are on the program. Anyone that would like to be added to the program, needs to reach out to our management company 800-870-0010 or residentservices.sc@fsresidential.com to be added to the list. This year we are changing from Cooper Mechanical to Mechanical System Technology(MST). The HOA has had good success with MST and believe this change will be beneficial for all. The 2024 price is $75.00 per HVAC unit and there will not be a management company fee added to the workorder.
Annual Homeowners Meeting – This year’s meeting is on May 18th at 1:30 pm in the Embassy Somerset room. The election of officers is held at this meeting and anyone interested in running for the Board needs to have their application submitted no later than April 12th.
Also, on May 18th there is a homeowners get together schedule for 6:00 pm in the South Hampton lobby.
